ImageWhy would a real estate agent use social media? The answer is simple, Real estate is about one thing and that is sales. In this game there is no such thing as having to much business. Being a top agent can take years of hard work and dedication and even when you reach that top 5 percent you have to step up your game even more. So how can a real estate agent utilize social media?

1. Build an online presence that saturates your market. Its not enough to just have a website you need a facebook page, twitter and a professional blog that makes you look like a leader in your field. Your main pages must be filled with content that offers value.

2. You must also have positive reviews on all review sites i.e. yellowpages, 411, etc. People want to see that other people have dealt successfully with you before and recommend you when they google you (and they do).

3. After accomplishing the previous 2 steps you must utilize them by bragging to everyone. You can now use your social media presence to close prospective clients.

People want to do business either with successful people or people that they think everyone likes. When you employ a professional social media strategy you can do wonders to your business.

Facebook, twitter, youtube, pininterest etc. but what to focus on, which will be the most effective? The answer is no single source should be your focus. Just because facebook is the leader doesnt mean that you should focus all of your energy there. Your social media strategy first an foremost has to have a goal. The goal is usually to increase business period. Every industy/profession has its own unique world, jargin and levels of engagement with the public. Each social media format likewise has its particilar focus and strenghts.

When a professionally developed social media marketing plan is properly put in place it must focus on what will work. A business that doesn’t sell to the general public may not benefit as much with a public based format, but industry blogs and reviews may be whats needed to accomplish your goals. To focus on one social media outlet with no plan is a plan for failure. Only a well thought out strategy that is made to meet your needs will accomplish your goals. So please do not get caught up in the latest fad or trend and instead realize that proper and effective social media marketing is an ongoing part of your business that must be well thought out and crafted not on a whim but with the end goal in mind. Increasing you business by having more intelligent and satisfied customers.

The dangers of mailing in your social media.

So you created a facebook page and your mum and 12 or so employees have liked it, so what? I see this time and time again, someone creates a facebook page builds it to a dozen or so followers and makes three posts and then thats it. The cold hard truth is that this does more harm to your business than good. Everyone is searching the internet these days for information to validate decisions. If someone is looking at doing business with you and sees a lacklustre and underused facebook page they come away with an immediate negative viewpoint. What was supposed to be a positive is now a strong negative. If you are going to make a facebook page then please do it right.
Encourage existing customers to like it. You should not even start the page unless you have a minimum of 30 followers. Make regular and meaningful posts regularly, no less that once a week. A facebook page has to be vivbrant and consistent in order to have any impact. If you are a real estate agent then the page should make you look like a top agent and top agents are busy! If my friend tells me to check out a bar and says its happening and I go on their page to find the last post from OCT 2010, then please just don’t bother.
Facebook can be a powerful tool and we work with clients daily to make this happen. Social media has to be a consistent effort backed up by a proper plan of action in order to be successful.
